Rental Terms & Conditions
Reservation Procedure and Payments

After confirming the desired property, availability and rate applied with us, the reservation process will be started by us.

An advance payment of 25% of the total rental amount is required upon booking.

We accept either Visa, MasterCard or PayPal and we will issue a receipt which is your booking confirmation. This operation will be done through a secure link made available by us.

Any refund of the payment will be done, using the same payment method originally used for securing the reservation.

No reservations will be accepted unless a deposit has been received, our receipt issued, and the booking confirmed by us in writing by email.

Early check-in or late check out can be arranged if there is availability, ideally the requests should be in advance of your stay.

CHECK-IN TIME is AFTER 3 P.M. AND CHECKOUT is 10 A.M.

Keys may be obtained 24 hours a day, after confirming the reservation, details about picking-up the keys will be made available, and we have a specific procedure for collecting keys on non-working Office Portugal hours.
Smoking
Our houses are all NON SMOKING properties.
Pets
PETS are not allowed in our properties, in accordance with Old Village Condominium Rules
Cancellations

Cancellations until 30 days before the arrival date will allow the guest to be fully refunded of the Advance Payment done earlier by the guest.

Cancellations within 30 days of the arrival date, will result in the loss of all the amount payed (100%) by that moment.

COVID-19 situation, if due to travel restrictions or Health proven situation the guests are unable to travel, we will always be available to help find a way to help the guests, by rescheduling the booking.

If for any reason we may have to cancel your reservation due to unforeseen circumstances or circumstances out of our control, we will contact you beforehand and discuss what options are available.​
Maximum Occupancy

The maximum number of guests varies depending on the house you are renting. Any party found to be housing more than a) maximum occupancy b) more than in the original enquiry will be found immediately in breach of contract.

Minimum stay
For reservations on our web-site we will only be accepting 4 days minimum stays.
Inclusive fees
Rates include a one-time linen & towel setup. Facilities fees are included in the rental rate.
No daily housekeeping service
While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We do not permit towels or linens to be taken from the property.
Property rates & pricing
Rates are available in each property page, and are subject to change without notice for future reservations done at our site.
Touristic Tax​
The tax varies by season, with €2 per person per night during the high season (April to October) and €1 per person per night during the low season (November to March). Children under 16 are not charged. The tax is capped at five consecutive nights per stay​, and the responsibility of delivering the amount to the City Council is up to us.
Responsibility

Any damages or breakages caused to or in the houses during your residency will be evaluated by our team, and eventually compensated by the guest responsible for the reservation.

During your stay please keep the house in good order and free from damage.

Please respect the items of the owner and do not try to open the owner’s cupboard as these items do not belong to you.

Please make sure the air conditioning is switched off when you go out during your stay.

When you go out during your stay please make sure you close all the doors and windows.

When you are due to check out please make sure both of these items are actioned, thank you.
Safety
Although the old village complex has 24 hours security guards, and is recognized has a very safe place in the Algarve, we are not responsible for loss of or damage to any items including cash, documents, valuables left in the apartment.
Loss of Keys
If You mislay the apartment keys during your stay, we could be forced to charge the locksmith intervention.
Falsified bookings
Any booking obtained under false pretense will be subject to forfeiture of advance payment, and rental money, and the party will not be permitted to check in.
Written exceptions
Any exceptions to the policies mentioned above must be approved in writing in advance.
Insurance
By law all the "Alojamento Local" properties have a third party insurance with specific and detailed requirements and policies, but nonetheless It is your responsibility to ensure that you are adequately insured for the duration of your stay.

Old Village Condominium Rules
Around the village there are boards outlining the dos and don’ts, whilst you are on site. Please kindly read and follow these.

Court of Law
Portuguese law shall apply to any dispute and the parties submit to the exclusive jurisdiction of the Portuguese courts.

Data Privacy
We follow the data protection laws in force in the EU.
